The foundation of any interior estimate is accurate surface area calculation. Here's the standard method: Wall SF by room:

`(Room perimeter in LF) × (Ceiling height in feet) − (doors × 21 SF) − (windows × 15 SF)`

For an average bedroom: `(12 + 10 + 12 + 10) × 9 − (1 × 21) − (2 × 15) = 396 − 21 − 30 = 345 SF of wall` Ceiling SF: Length × Width of the room (straightforward unless vaulted) Trim linear footage:

Count base molding LF (room perimeter), window and door casing LF, crown molding LF if applicable. Convert LF to SF for paint calculation: `LF × 0.5 = approx SF` for standard base/casing.

Exterior Painting Estimate Line Items

Exterior estimates carry higher material costs, more prep labor, and greater variability based on surface condition. Always include a site visit before quoting.

Measuring Exterior Wall SF By elevation: Measure each face of the building separately (front, rear, left side, right side). For each elevation: `Width × Height − large openings (windows, garage doors, doors)`

For a 2,000 sq ft ranch home with 8 ft walls:

  • Front: 40 × 8 = 320 SF − (windows + doors) ≈ 260 SF
  • Rear: 40 × 8 = 320 SF − openings ≈ 280 SF
  • Left/Right: 28 × 8 = 224 SF each − openings ≈ 190 SF each
  • Total walls: ≈ 920 SF

    Add fascia and soffit: measure LF of fascia and convert to SF. Standard 6" fascia: `LF × 0.5 = SF`.

    Paint Quantity Formula

    Buying too little paint creates problems mid-job. Buying too much wastes money. Use this formula: Gallons needed:

    `(Surface SF ÷ 350) × number of coats × 1.10 (10% waste factor)`

    350 SF per gallon is the manufacturer's coverage rate for most interior paints. Rough or heavily textured surfaces may drop to 300 SF/gallon — adjust for texture. Example: 1,240 SF of walls, 2 coats, standard surface

    `(1,240 ÷ 350) × 2 × 1.10 = 3.54 × 2 × 1.10 = 7.8 gallons → order 8 gallons` Ceiling flat paint: coverage is often higher (400–425 SF/gallon on smooth drywall) — check your specific product. Trim paint: LF ÷ 100 per quart per coat (standard 3.5" base) — most painters use a quart per 100 LF of base molding as a rough rule.
